The Practice

A small brokerage with a long memory of the GTA.

Real estate is the largest cheque most of our clients will ever write. We treat it accordingly — with the same evidence-based caution we bring to an immigration file or a trade contract.

Our brokerage is licensed under the Real Estate Council of Ontario and operates primarily across the Greater Toronto Area — Toronto, Mississauga, Brampton, Markham, Vaughan, and Oakville — with selected commercial coverage in Ottawa, Hamilton, and Calgary.

We do not list properties for the public. We work by referral and represent buyers, sellers, and landlords with whom we have an ongoing engagement letter. That model is deliberate — it lets us walk you away from a bad deal without worrying about a quarterly target.

What We Do

Six engagement types across the practice.

Newcomer Home Purchase

Your first home in Canada. Neighbourhood selection, mortgage pre-approval (including non-resident programs), and offer strategy.

Resale & Move-Up

Selling your current home and trading up. Staging, pricing strategy, marketing, and chain-managed closings.

Commercial & Plaza

Retail plazas, mixed-use buildings, and small-bay industrial. Underwriting, tenancy review, and capex modelling.

Investment & Portfolio

Multi-unit residential and small-portfolio acquisitions. Cap-rate analysis, financing structuring, and exit planning.

Property Management

Tenant placement, rent collection, maintenance coordination, and annual reporting. Fixed-fee or percentage models.

Leasing & Tenancy

Residential and commercial leasing. AGI applications, LTB representation, and lease renegotiation on owner instruction.

First Home in Canada

Your first house, condo, or townhome after landing. We walk you through CMHC insurance, non-resident mortgage programs, the GTA's school catchments, and the property taxes nobody tells you about until closing.

  • Neighbourhood & school-board orientation
  • Mortgage broker introductions (including for non-residents)
  • Offer strategy, conditions, and inspection management
  • Closing coordination with your lawyer and lender

Plaza & Mixed-Use Acquisition

Retail plazas, gas-station-with-convenience, and mixed-use buildings across the GTA and 905. Underwriting includes tenancy review, environmental risk, and a five-year capex projection — not just the rent roll.

  • Off-market sourcing and listed-property analysis
  • Lease abstract, T12, and stabilised NOI modelling
  • Phase I environmental and zoning verification
  • Debt arrangement with commercial lenders & private MICs

Multi-Unit Residential Portfolio

For investors building a small portfolio of 4–24-unit residential buildings. We source, underwrite, and (on request) manage. Honest about which submarkets we believe in and which we don't.

  • Submarket cap-rate benchmarking
  • Rent-stabilisation and AGI feasibility review
  • Portfolio cash-flow and refinance modelling
  • Optional in-house property management post-close

How We Work

From first showing to closing day.

Brief

What you want, what you can spend, and what you actually need. We separate the three honestly before we show you anything.

Search

Listed properties, off-market introductions, and a written shortlist with our underwriting attached — not a flood of MLS links.

Offer

Offer structuring, conditions, inspection, and price discipline. We will tell you when to walk away — and most clients listen.

Close & Beyond

Closing coordination with your lawyer and lender, key handover, and (on request) property management from day one.
